Siam Piwat plans major Phuket retail destination
What: Siam Piwat is expanding beyond Bangkok with IconPhuket, a 12-attraction destination in Phuket expected to draw 80,000 to 100,000 visitors a day once fully operational.
Why it is important: Siam Piwat's first major project outside Bangkok joins Central Pattana's regional expansion and Central Phuket's luxury push, signalling that Thailand's leading mall operators now see growth in the provinces and in tourism-led formats.
Siam Piwat is expanding beyond Bangkok with IconPhuket, a retail, entertainment and tourism destination scheduled to open in 2029. The project will form part of Synthesis Ark Phuket, a larger mixed-use development by CV Group spanning more than 500 rai (80 hectares), which is planned to include residential, hotel, office, education, wellness and lifestyle components.
IconPhuket will feature 12 attractions. Around one-third of the project is dedicated to attractions and entertainment, and more than 40% is allocated to green and open spaces. The destination will showcase products, food and cultural experiences from Thailand's 14 southern provinces, with local businesses and communities expected to play a role.
Siam Piwat, which operates Siam Paragon, Siam Center and Siam Discovery in Bangkok and is a co-owner of IconSiam, expects IconPhuket to attract between 80,000 and 100,000 visitors a day once fully operational. CEO Chadatip Chutrakul said the project will strengthen the competitiveness of Phuket and Southern Thailand and establish a new icon for the region.
It is Siam Piwat's first major project outside Bangkok and extends its focus on destination-led retail, combining shopping, entertainment and tourism.
IADS Notes: IconPhuket enters a Thai market where destination retail is already moving beyond Bangkok and beyond shopping alone. Central Phuket's expansion aims to make the island a luxury retail and international tourism hub through high-end retail spaces and integrated lifestyle offerings (Inside Retail, February 2026), while Central Pattana's $3 billion nationwide programme combines retail, residential, office and hospitality across multiple Thai cities, with regional markets increasingly central to growth (Inside Retail, April 2026). Bangkok's malls have meanwhile become mixed-use lifestyle destinations blending food, wellness, entertainment and culture, with Central Pattana growing despite weak tourism (Monocle, July 2026). Siam Piwat's own Nextopia initiative already pairs technology, sustainability and experiential retail (Inside Retail, April 2026). Tourism policy adds context: Thailand is courting higher-spending visitors drawn by culture and wellness, and retailers are urged to prioritise Thai design and local assortments, although weak infrastructure outside Bangkok remains a barrier for affluent travellers (Inside Retail, September 2026).
